If you own a piece of land, there are different ways you can use it, residential, commercial, others. There is a complete value that the property will be worth in an appraisal basis.
100 acres - zoning allowed you to put 1 residential unit per acre = 100 units
If you voluntarily restrict yourself and only put in 1 property in 100 acres and lessen the viability of the lot, you will have a tax reduction- perpetual on this property.
