1. What is ALHS and how do you get it?
A designation - a class that Hannah was able to take. Zoom class, there was a lot of brainstorming with other people.
According to the course a luxury home is one that has double the value of the average home.
You need to close 2 luxury properties and take 2 days of classes - you have to maintain it each year ($100)
7.5M and above on Collin County
Luxury properties, they are beautiful and fun to see.
2. Who are luxury buyers?
Somebody who has over 2 million dollars in their savings
Over 50 years (they look for golf course and gated community) and under 50 (great schools, places to work)
Luxury buyers always look for a pool.
3. What are they looking for in an agent?
They are looking for somebody that has experience and professionalism
They look for high end materials.
You make a very quick decision upon meeting somebody, in the first seconds you make an opinion on how they are dressed, if they smile, and voice quality (tone, flexion, volume)
Body language is essential.
They are likely going to hire someone by a referral.
Idea: have a listing brochure - booklet where you hit the main points for the listing.
4. Marketing ideas picked up from other successful agents in the class?
Being top of mind - reach out through social media
A hand written card is great for luxury clients
For the walkthrough day - hand a personalized tote with all the things they could need for moving day.
