      What should be doing on listing appointments - refocus 
      Little Elm - we had a listing, lots of people attended the open house. 
      Previously they listed their home on Zillow and it was not working ok. Then we started talking with them. Shana received a call and said they were going to work with another agent.  The other agent knew the floorplan better.
      They listed $460,000 and it is overpriced.

      The condition of the home matters - now you are competing with more homes.

      Do people think that their homes are worth more than what they really are? 
      It is our job to show the stats and comps.

      Staging helps sell homes because it gives an idea of the spaces and how it will look with furniture. It gives a different vibe.
      Virtual staging works well but prior to getting to the property. After that it is important for clients to visualize the space.
