      Look at the top, if someone is paying cash, you don't need this.
      Any type of government financing 
      Communicate with the lender 
      Waive the appraisal, where is the money going to come from if they are short?
      Make sure we are doing this correctly.
      If you have a buyer, you should be very familiar with this form

    3. Lease Fixture Addendum MUST be used if leases exist (Security Systems, Solar Panels, Satellite Dishes, etc)

      Our 1-4 family contract changed April 1st , there is a section where we can identify if there is a lease. 
      Identify what they are. This could be anything like a security system, solar panels, anything that is permanently attached and is leased.
      70% of homes must have solar energy in California. 
      It is an expensive investment, but with time it saves a lot of money.
