2. Listings Agents: Have Everything Before you Go Live
Why do you need to have everything ready before going live 
When you know you have a listing appointment, you should be asking about all this things and address them.
Give them all the documents in the listing appointment so they get used to them and make all the required questions.

• HOA docs 
  

• Sellers Disclosure - 16:00 it needs to be executed
  

• Survey
  

• Sellers Home Inspection
  

• MUD/PIDS/Special Assessments/Transfer Taxes - 15:00 ask them if they know, and if they don't please ask them to research and find out if they have the documentation 
  

• Photos - 16:15 you need to have all the photos of the property 
  If you don't have the complete information, people will be calling you requesting photos, floorplans or whatever is pending.
  Be professional and explain why we need the information and documents
  Don't take things for granted and be prepared
