      Changes in the contract update - if the property you're buying/selling is in a mandatory HOA, you need to have the addendum in the contract 
      Buyer : I want or not the HOA document
      As a buyer you would want to have the documents 
      The seller knows all the fees, buyer is unaware of certain things 
      Seller would be the one that negotiates.

      • How this is an "out "for a buyer - if you have a listing and you know it is part of an HOA, prior of media day request the docs. Once you provide them to the client you have 3 days after that to terminate the contract.

      • When should sellers order their HOA docs 

      • What fees buyers should be aware of
        Listing agent is the one who needs to be in charge of this. They need to have the documents in order.
        Resale certificate is needed as well
        Schedule your work in advance and be prepared.

     

    2. Listing Equipment Return & Rider Orders
    We are going to request more, we as broker agency pay for them and you as agents get them for free. Please return them

    • Return your listing equipment

      • Don't scratch it - take care of them . Don't leave them in your trunk.

    • Sign riders-- orders going out today

      • Email Megan - action item - if there's any sign riders that you need and we don't have please send an email to Megan to request whatever you need.
        We need to order a min number of sign riders.

    Sometimes you need to guide your buyers through the process.

    There are times when people don't say the truth and don't have their proof of funds (fraud)
    If you don't feel safe or secure, you need to drop the client 
    • How to do it

    • Your time is valuable - let us know how you feel and we can help you 

    • Signs it won't work out

    • Refer to others if just personality conflict / there are more agents that can work with the client if you don't feel comfortable

    • Avoid lawsuits or issues  - see the red flags and avoid conflict and lawsuits
