Changes in the contract update - if the property you're buying/selling is in a mandatory HOA, you need to have the addendum in the contract

As a buyer you would want to have the documents
The seller knows all the fees, buyer is unaware of certain things
Seller would be the one that negotiates.
How this is an "out "for a buyer - if you have a listing and you know it is part of an HOA, prior of media day request the docs. Once you provide them to the client you have 3 days after that to terminate the contract.
