1. Insurance Claims: Seller Must Make Repairs If They Get Money
If you take money from the insurance company, and you are selling, you will have to make the repairs
Example: hale storm - hale damage . Call your insurance company and they say it needs to be replaced so they will give you a check.
After the roof is completed you receive another check. What if you use that money? It is not your money, it is for a purpose (roof) .
If you take the money, list the home, and you haven't repaired the damage you would be in trouble.
Ask the seller and remind them of this. The new buyer will know about this, it is documented, it is in the system.
