    1. Insurance Claims:  Seller Must Make Repairs If They Get Money
    If you take money from the insurance company, and you are selling, you will have to make the repairs 
    Example: hale storm - hale damage . Call your insurance company and they say it needs to be replaced so they will give you a check.
    After the roof is completed you receive another check. What if you use that money? It is not your money, it is for a purpose (roof) .
    If you take the money, list the home, and you haven't repaired the damage you would be in trouble.
    Ask the seller and remind them of this. The new buyer will know about this, it is documented, it is in the system.
    Clue report : carfax for the home related to insurance 

    • What if seller received proceeds and did NOT make the repair? It could become a huge problem 

    • What if escrow holdbacks are not allowed?
      Seller - they had 2 times that they had done this 

    2. Frisco 3D Repayment If Listing Cancels After Media Day
    Upfront cost that we all invest in.
    Investment done in your behalf and in your home 
    Frisco 3D completes the media day 
    We don't want you to have any road blocks - all expenses are paid by us 
    We have to reinburse if media day doesn't happen 

    • Repayment of media day fees when cancelled via check to Mike.  

    • May apply to next closing with approval from Stacey & Mike.
