3. Beware of Assignment Contracts?

• What are assignment contracts? When someone enters into agreement, and they assign their interest to someone else 
  Sometimes they sell the contract for a fee 
  Contracts are assignable in Texas 

• How they affect a seller?
  

• How they could be useful? Profit from the fee charged the person you are selling to. You are in the middle 
  Disclose and be transparent. Make sure to inform your client about what is happening 
  Protect the seller 
  Buyer is trying to get a home, and they have an option but the last one they placed an offer is now available. You can assign the current home to someone else and move forward with the home of your dreams.

  • Assignment of a contract is when someone enters into a written agreement to purchase a property from a seller and then that person assigns their interest to someone else
    

• The seller of the property was a little upset to see that his property sold for 20K more than he agreed to sell for.
