    1. Plan ahead for closing day
On Wednesdays we do Can't Stop Won't Stop Wednesday . When you are making a contract think of it and go all the way.
We have been hearing a lot of leaseback and things are getting a little complicated.
When you have a seller leasing back, be careful. All repairs during leaseback need to be done by the current tenant.
    • How to make for a smooth leaseback if there is one

    • How the exchange of keys should be handled - Keys should always be at the title company (when it funds)
Don't give the keys until that time.

Leaseback is the responsibility of the tenant and buyer, but they are going to call the agent.
Make sure to document everything in Zoho and have control of things
Go to the settlement statement and understand it
The lender should review it with the client, but double check and make sure the client goes through the settlement statement.

    2. Dress For Success
How does success look like? Not uggs
You are a professional, you need to look accordingly

    Standards that you should follow
Be put together and look professional
    •

Realtor advice: Vent to your spouse not your client

    • Things get difficult

    • Sounding board

    • Stay cool

    Real Estate the Day:

    Joint tenancy

    • A form of ownership or taking title to property which means each party owns the whole property and that ownership is not separate. In the event of the death of one party, the survivor owns the property in its entirety.

    That's a wrap:
Have a backup and see if someone can help you
