If you are a new agent, these are some great things you can do to practice 
Buyer 1, Seller 1, Buyer 3 and more. Each one has a different scenario that you can work with. When you are done you can upload it.
There is a lot of stuff here so you can practice before you get in front of your client. 
When finished, click Upload transactions, fill information and click next. 
It will go to Mike, Stacey and Shana and they will check it for you

2. Realtor advice: Vent to your spouse not your client 
If there are things going on. make sure that you are focused making your job and stick to the facts.

Give the right information to your clients 
If you feel like it is too much for you, call your best friend, go to your spouse and vent with them, ask for a piece of advice. You can also call another agent , maybe they can help you
