Good morning, hope everyone had a great weekend and stayed cool. Home owners association, certificate sand violations. We had a buyer that was purchasing a home and we were waiting for the re sale certification, when it came back there were a lot of violations. We asked the seller if they could correct them prior to closing and they said no. Buyer thought about it and the Title Company said they would not be responsible and hOA said they would have to take care of the violations. Buyer decided to use these 3 days to terminate the contract. HOA document are important and that's why there are 3 days to review them. Remember to review HOA documents with your clients because sometimes there are special things that some people request. From Monday June 20 to Sunday June 26 we had 5 contracts and 2 closings
